Process

The work of an architectural project is typically broken into the following phases of work:


Concept Design
or
Pre-Design

 

We listen, learn, and find out what matters to you. We determine and help think through what factors are going to drive the project - time, money, scope, quality and the interaction between them all. We think creatively and develop concepts. The Concept Design for a project includes a diagrammatic plan, sketches, and as-needed, a project program, schedule, and existing conditions survey.


Schematic Design

SD

 

In this phase we create space. We figure the rough forms of the exterior and interior. We explore ideas and solutions. We ensure program needs are met and discuss concepts of what will make the space work. We read and analyze the building and zoning codes. By the end of this phase we will have a three-dimensional model, site plan, floor plans and elevations. We assemble the necessary team of consultants: civil, structural, mechanical. A general contractor should be engaged by the end of this phase to provide pricing guidance.


Design Development

DD

 

This is the largest single phase of the work. The design is fully fleshed out. By the end of DD we know what and where everything will go. Systems, materials and equipment are determined. DD document set includes architectural drawings, consultant drawings, and an outline of specifications.


Construction Documents

CD

 

The CDs are are technical drawings and specifications that include the detail needed to build. Details and specifications are produced. The design becomes complete and building permit approvals are obtained.


Construction Administration

CA

 

While the general contractor is building the project we are your advisor. We review submittals, observe the work to find items of concern, and make ourselves available to the general contractor for questions. We help navigate our clients through this process to ensure that the project materializes into the product that had been discussed, planned and documented.
